The middle 50% of active asking prices on September 24, 2026 was $440,000–$717,000 (370 homes), according to the Houston Association of REALTORS® MLS. The new and resale breakdown below uses the same active cohort.

What should I budget for HOA dues and property taxes?
Compare an established section and a new-home section using the same ownership-cost worksheet. For a new home, obtain the lender’s estimate based on the completed property value rather than treating a land-only tax bill as the ongoing cost.
Obtain the current assessment schedule, transfer or other transaction fees, and resale certificate for the address. Verify each taxing entity and its adopted rate for the relevant year; a MUD rate is only one part of the total property-tax rate. No unverified community-wide HOA amount or MUD rate is quoted here. Which school district serves the address?
Sienna is served by Fort Bend ISD. Confirm the address in the current school locator, including the intended school year; living near a campus does not establish assignment.
