Chesmar Homes Pricing

Chesmar pricing, plain language.

Chesmar’s active Houston inventory runs from about $289,999 to $685,190, with the middle of the book near $424,000. That is a relatively tight mid-market band for a builder spread across nine cities — you are not choosing between an entry product and an estate product so much as choosing a location. Plans currently run 1,421 to 3,275 square feet, median about 2,374: family-sized rather than starter or estate.

Two things worth saying plainly. Those are list prices, so lot premium and whatever the design centre added are already inside them — a builder’s advertised base price will always sound lower than what you actually write a cheque for. And the number that matters is base plus lot premium plus design centre. I go through all three with clients before anybody signs anything.

Where Chesmar Homes Builds in Houston

Six communities to start with, quickly.

Chesmar does something most production builders don’t: they spread. Right now their active Houston inventory runs east to Mont Belvieu, north through Montgomery, Magnolia and Tomball, west into Katy and Fulshear, and south to Manvel — nine cities, none of them dominant. If you have flexibility on where, that breadth is leverage.

Richmond · Lamar CISD

Riceland

Chesmar’s deepest single concentration in Houston right now. Family-sized plans across a range of lot widths, convenient to the Grand Parkway and the Richmond employment corridor.

Standard vs. Upgrade

The three things nobody warns Chesmar buyers about until the design centre.

Chesmar Homes’s base price is the start of the conversation, not the end of it. Three categories decide where the all-in number lands.

What’s Standard

Chesmar’s base package lands squarely in mid-tier production: standard ceiling heights with raised options on many plans, builder-grade quartz or granite depending on the community, tile in the wet areas, and full sod plus irrigation. It is a fair package for the price band, but it is not a finish-forward package. If a rich standard kitchen matters more to you than location choice, compare against Highland before you commit.

The Design Centre Reality

Because Chesmar builds across nine cities, the design-centre experience and the option list vary noticeably by community. The same plan can carry a different standard list in Riceland than it does in The Highlands. Ask for the community-specific inclusions sheet in writing on the first visit — not the corporate brochure — and price the deltas before you fall for a model home.

The Lot Premium Math

Chesmar’s lot premiums are generally modest next to the luxury builders, but in the amenity-heavy communities — The Highlands especially — greenbelt and water positions carry real money. The spread between the cheapest and most expensive active Chesmar home in Houston is about $395,000, and a meaningful share of that is location and lot rather than square footage.

Why People Pick Chesmar Homes

Reach, at a consistent price point.

Chesmar’s Houston pull is reach. Nine cities, six-plus master-planned communities, and a price band that stays in the mid-market the whole way across. For a buyer whose commute is flexible but whose number is not, that is genuinely useful — you can hold your budget constant and shop location, which you cannot do with a builder concentrated in one corner of the metro. The trade-off is consistency: the standard package and the option list are not identical community to community, so what you saw in one model is not a promise about the next.

On the buyer-agent side, Chesmar Homes plays the standard new-construction game. The on-site sales representative represents the builder, not you. I register on day one before the on-site team claims the lead, negotiate the incentive package and rate buy-down, walk through which options actually hold their value at resale, and read the contract and the warranty document before you sign. The builder pays my commission, so representation costs you nothing out of pocket — it just changes who is arguing on your side.

Chesmar Homes FAQ

The questions Chesmar Homes buyers actually ask.

Is Chesmar Homes a good builder?

For a mid-market Houston buyer who values location choice, Chesmar is a reasonable and unusually well-distributed option. Active inventory sits between roughly $290,000 and $685,000 with a median near $424,000, and plans run 1,421 to 3,275 square feet — family-sized rather than starter or estate. Where they are strong is reach: nine Houston-area cities right now. Where you should compare carefully is the standard finish package, which is ordinary mid-tier production rather than finish-forward.

What does a Chesmar home cost in Houston?

Active Chesmar listings currently start in the $330s and run to about $685,000, with the middle of the market near $424,000. That is live list price, so lot premium and design-centre spend are already inside it — a builder’s advertised base price will always sound lower than what you actually sign for. Budget base plus lot premium plus design centre, every time.

Which Houston communities have Chesmar Homes?

Right now: Riceland in Richmond (their deepest position), Kresston near Katy, The Highlands in Porter, Meridiana in Manvel, Jordan Ranch in Fulshear and Elyson in Katy, plus smaller positions in Brookewater, Sunterra, Audubon, Dellrose, Northgrove and The Woodlands Hills. By city that is Mont Belvieu, Montgomery, Katy, Porter, Magnolia, Fulshear, Manvel, Cypress and Tomball.

What is standard versus upgrade at Chesmar?

Standard is mid-tier production: quartz or granite depending on the community, tile in wet areas, full sod and irrigation, standard ceiling heights with raised options on many plans. The important wrinkle with Chesmar specifically is that inclusions vary by community — the same plan is not necessarily the same package in Riceland as in The Highlands. Get the community-specific sheet in writing.

How long does a Chesmar home take to build in Houston?

Chesmar carries a mix of completed inventory homes and to-be-built. Completed inventory can close on a normal 30-to-45-day financing timeline; a to-be-built home in an active section generally runs in the range typical of Houston mid-tier production. Ask for the specific home’s construction stage and a written estimated completion date — and never let a verbal date drive your lease end or the sale of your current home.

Does Chesmar negotiate on price?

Base price rarely moves. What moves is everything around it: rate buy-downs, closing-cost contributions, design-centre allowance, and lot premium on standing inventory that has been sitting. Incentives are usually strongest on completed homes near a quarter end. That is the conversation I have on your behalf, and it is worth more than haggling over the sticker.

Do I need a REALTOR® to buy a Chesmar home?

You do not need one — which is exactly why you want one. The on-site sales representative works for Chesmar. If you register without representation, you have given up your negotiator before the conversation starts. Bring me on the first visit, not the third: I register as your buyer’s agent before the on-site team claims the lead, and the builder pays my commission, so it costs you nothing out of pocket.

What is Chesmar’s warranty?

Chesmar offers a builder warranty in the standard Texas production shape: a short workmanship period, a longer systems period, and a long-term structural period. The specifics live in the warranty document attached to your contract and they can vary — read that document, not the brochure. I go through it with clients before signing and flag the items that are commonly excluded.
