Step One: Exposure

First, I put it in front of the right renters.

Good screening starts with a deep, qualified applicant pool — and that comes from real marketing. When I list your rental, it goes on the HAR MLS and syndicates to the major rental sites where Houston renters actually search, with professional photos so it competes from day one. This is step two of listing your Houston rental; it starts with the right rent.

Step Two: Screening

Then I screen on the things that actually predict a good tenancy.

Every applicant is evaluated against the same objective, job-related criteria — the factors that genuinely speak to whether someone can pay the rent and care for the home. These are applied consistently to everyone who applies.

Verified Income

I verify income against the rent — typically a documented gross income standard (commonly around three times the monthly rent) confirmed with pay stubs, an offer letter, or other proof. The point is simple: can the applicant comfortably carry the rent.

Credit & Financial History

A credit report shows payment patterns, outstanding obligations, and any landlord-relevant collections or judgments. It’s read for what it says about reliability paying obligations — not as a single pass/fail number out of context.

Rental & Background History

I check verifiable rental history with prior landlords, confirm employment, and run a background check consistent with applicable law. Past on-time rent and a clean tenancy record are the best predictors of the next one.

On fair housing: screening is applied the same way to every applicant, using only lawful, objective criteria — income, credit, rental history, and the like. Federal, Texas, and local fair-housing law prohibits decisions based on race, color, religion, national origin, sex, disability, familial status, or any other protected class, and I screen accordingly. The Equal Housing Opportunity standard isn’t a footnote here — it’s how the process is built.

Step Three: The Lease

Once you approve the applicant, the lease is where your protection lives. I prepare a standard Texas residential lease with the addenda the situation calls for, so the terms are clear and enforceable from day one.

Documented move-in

We record the home’s condition at move-in with a written inventory and photos, so there’s an objective baseline if there’s ever a deposit dispute at move-out.

Once you’re set up, rent comes in online and is tracked in one place.

How do you screen tenants?

Against consistent, objective criteria applied to every applicant: verified income relative to the rent, a credit and financial-history review, verifiable rental history with prior landlords, employment confirmation, and a background check consistent with applicable law. I bring you a qualified applicant with the documentation behind them; you make the final call.

What income do you require?
