I’m Eddie Weir, a REALTOR® with REMAX Signature in Greater Houston. This page exists because almost every Houston ZIP code list online is just a list. It tells you 77024 exists. It does not tell you that 77024 is Memorial, that it spans three incorporated villages, or what a home there actually costs.

So this one is built the other way round. Every row names the cities the ZIP genuinely covers, the county it primarily sits in, where it crosses a county line, and what houses there are listed at. Where I have written a full neighborhood guide, the row links straight to it.

The price figures are not my opinion either. Each one is the median asking price of houses actively for sale in that ZIP, from Houston Association of REALTORS® MLS, with vacant lots, acreage, condos and townhomes excluded so the number reflects houses and not the mix around them.

The short version: a Houston ZIP code is a mail-delivery boundary, not a neighborhood, not a school district, and not a flood zone. It is a useful starting filter and a poor finishing one. The sections under the table explain where each of those three lines actually falls.

How the system works

Why Houston has so many ZIP codes

Houston ZIP codes mostly run in the 770xx, 772xx, 773xx, 774xx and 775xx ranges, and they were drawn by the U.S. Postal Service to move mail efficiently. That is the entire design goal. They were never meant to describe neighborhoods, and they do not.

Three consequences matter if you are house-hunting:

ZIPs cross city lines. A single ZIP can contain parts of Houston, an incorporated suburb, and unincorporated county land at the same time. 77024 covers Houston plus Piney Point Village and Hunters Creek Village, three separate municipalities with their own governance.

ZIPs cross county lines. 37 of the 252 ZIPs here sit in more than one county. That changes which appraisal district assesses your home and which county you file a homestead exemption with. The table lists the primary county by land area and flags the others.

ZIPs cross school district lines constantly. This is the one that costs people the most. Two homes in the same ZIP can feed entirely different districts. Never buy on a ZIP-level school assumption.

    Read it properly

    What a ZIP code will not tell you

    Schools. ZIP boundaries and school attendance boundaries are drawn by different bodies for different reasons and they do not line up. Katy ISD, Cypress-Fairbanks ISD and Houston ISD all contain multiple ZIPs, and several ZIPs contain multiple districts. Verify the attendance zone for the exact address, every time.     Flood risk. Flood exposure is set by FEMA flood zone, elevation and watershed, none of which respect a postal boundary. Two houses on the same street in the same ZIP can carry different flood zones and very different insurance. Read the map for the specific property.     Property tax and MUD. Your total tax rate is the sum of the taxing entities layered over that specific parcel: county, city or unincorporated, school district, community college, and often a Municipal Utility District. MUD rates vary sharply between neighboring subdivisions inside one ZIP, and they are a real part of your monthly payment.     This is the honest limit of any ZIP code map, including this one. It narrows the search. It does not answer it.

    Frequently asked questions about Houston ZIP codes

    How many ZIP codes does Houston have?

    Greater Houston covers 252 ZIP codes across nine counties: Harris, Fort Bend, Montgomery, Galveston, Brazoria, Liberty, Austin, Chambers and Waller. How many of those count as “Houston” depends entirely on where you draw the line — city limits, inside the Beltway, or the whole metro — which is why this page lists all of them instead.

    What is the main ZIP code for Houston, Texas?

    77002 covers Downtown Houston and is the one most often treated as the city’s central ZIP. There is no single official ZIP for a city the size of Houston, and 77002 is a small downtown footprint rather than a representative one.

    Can one Houston ZIP code be in two counties?

    Yes, and 37 of the 252 ZIPs here are. The table shows the primary county by land area and flags the others. It matters because your appraisal district, homestead exemption filing and county tax rate follow the parcel, not the ZIP.

    Which Houston ZIP codes are the most expensive?

    The highest price points cluster in the Inner Loop and the Memorial villages, particularly 77019, 77005, 77024 and 77027. Current medians are in the table above, sourced from Houston Association of REALTORS® MLS active listings and updated daily.

    Do ZIP codes determine which school my child attends?

    No. Attendance is set by the school district’s boundary for your specific address, and those boundaries cross ZIP lines regularly. Two homes in one ZIP can feed different elementary schools or different districts entirely. Always verify the exact address with the district.     Does my ZIP code tell me if a home floods?

    No. Flood risk follows FEMA flood zone, elevation and watershed, which do not track postal boundaries. Pull the flood map for the individual property, and ask for the seller’s disclosure and any past claims history.     Why does the median list price differ from what I see on listing sites?

    The figures here are median asking prices for homes actively on the market in that ZIP, from Houston Association of REALTORS® MLS, updated daily. Sold prices are different data and are not published here. If you want to know what a specific home is genuinely worth, that is a comparative market analysis, and I am glad to run one.

    Are new ZIP codes still being added around Houston?

    Occasionally. The Postal Service adjusts boundaries and adds codes as growth demands it, which happens most on the metro’s edges in Waller, Montgomery and Fort Bend counties. This page follows the U.S. Census 2020 ZCTA definitions.

    The bottom line

    Start with the ZIP, decide on the block

    A ZIP code is a good first filter. It narrows 252 possibilities down to a handful worth looking at, and it is a fair way to compare price levels across the metro at a glance.

    It is a bad last filter. The things that decide whether a specific house is right for you, the school it feeds, whether it flooded, what the MUD adds to the payment, what the street is like at 6pm on a Tuesday, all operate below the ZIP level. That is the part I help with.
