I've been working Houston real estate for over ten years. Starter condos to luxury estates, first-time buyers to repeat investors — and no two transactions get the same template. Pricing a listing comes from real comps, not a feel. Writing the offer comes from understanding what the other side actually needs to say yes. Negotiation isn't volume — it's knowing what to ask for and when. Show up. Tell the truth. Close on time. The credentials matter (REALTOR®, ABR, LUXE, top 1% at REMAX), but what actually keeps the phone ringing is that my clients trust me to handle their largest financial transaction the way I'd handle my own.
How I work
Every listing gets the same disciplined sequence — a 7- to 10-day pre-launch prep window before HAR.com goes live, professional photography, a dedicated property website, paid social distribution to the most likely buyer pool, just-listed mailers to the surrounding subdivision, and a written timeline so the seller can plan the move around closing day. Every buyer gets the same treatment — real lender pre-approval before the first tour, MLS-fed listing alerts, contracts written with the inspection in mind, and an agent who's physically at the closing table.
Where I work
All of Greater Houston — Harris, Brazoria, Fort Bend, and Montgomery County. I cover the entire metro without geographic specialization: Inner Loop, west side, north, south, and the bay area. The right home isn't always in the area you started searching. Knowing the whole metro means I can tell you when to widen the search and when to narrow it.
What I won't do
I won't write a Houston offer without a real lender pre-approval — not a Zillow estimate, not a payment calculator. I won't send a buyer to a lender who doesn't understand our local market and the Texas-specific complexities of financing. Houston deals need a lender who knows our state — that's the difference between closing on time and watching a deal slip. I won't imply showing feedback is guaranteed when current industry conditions have made it rarer. I won't make up stats, fake competing offers, or pressure a client to list before they're ready.

At The Closing Table
I'm physically at every closing, every time. If something is off in the closing disclosure or the title company has a question, I'm there to handle it before you sign anything. Same on the seller side.
