Why The Timeline Matters

Contract Dates Shape the Houston Listing Timeline

The option period, when negotiated and properly paid for, gives the buyer an unrestricted termination right for an agreed time. It sits alongside financing, title, and closing requirements. This overview uses the current TREC resale contract; your signed contract, addenda, and any amendments control the dates and rights for your sale.

Three things define the rhythm of every listing I take in Greater Houston.

The Pre-Launch Window

I take 7 to 10 days between the signed listing agreement and the day the home goes live on HAR.com. That window covers a walkthrough of the home to flag any repairs, maintenance, or landscaping to address before photos, and staging tips the seller can act on room by room. If the home warrants it, the seller can hire a professional stager — services range from a one-hour staging consultation all the way to renting a full house of furniture for the duration of the listing. Then the photo shoot, marketing prep, and mailers to nearby neighbors. A rushed launch is a discount in disguise.

The Texas Option Period

The option period and fee are negotiated in the contract. Under the current TREC resale contract, the buyer delivers the option fee and earnest money to the named escrow agent. Inspections and any repair discussions should fit the agreed option deadline; negotiations do not extend that deadline by themselves.

A Written Closing Date

The contract records the closing date agreed by buyer and seller. Cash and financed purchases can have different schedules, and title, appraisal, repair, or loan issues can affect readiness. I coordinate the milestones with the parties and title company, including any written change to closing or possession.

Phase One: Listing Prep & Go Live

10 Days Before Going Live on HAR.com

I run the same five-step pre-launch sequence on every Houston listing — from a $300,000 starter in Spring to a $2M home in River Oaks. The work compresses or expands a day or two depending on the home, but the order doesn’t change. Skipping a step here costs days on market later.

    Sign the REMAX Listing Agreement

The Texas Association of REALTORS® Residential Listing Agreement is the contract that authorizes me to market the home, list it on the Houston MLS through HAR.com, and represent the seller to buyers and cooperating agents. I review every line in person — commission, listing term, MLS authorizations, and any seller disclosures — before either of us signs.

    Professional Photo Shoot & Walk-Through

I schedule a Houston-area real estate photographer 7 to 10 days before the listing goes live. The shoot covers exterior, interior, twilight if the home warrants it, drone shots, and video in select homes. I send every seller my Houston Photo Prep Checklist a week ahead so the home is ready the morning the photographer arrives.

Marketing Prep, Mailers & Listing Build

While photos are in post-production, I write the HAR.com listing description, build the dedicated property website, design the just-listed mailer for the surrounding subdivision, and stage the social media campaign. Every asset uses the same Houston-specific noun pack — school zone, ZIP, neighborhood, county, MUD or PID district — that buyers actually search for.

    GO LIVE on HAR.com

Listing day. The home is published to HAR.com and syndicated to Realtor.com, Zillow, Redfin, and Trulia within hours. The dedicated property website goes live, the just-listed mailer drops, and the paid social campaigns targeting Houston-area buyers begin. I monitor showing requests in real time and confirm each one with the seller.

    Weekly Seller Updates

Every Houston seller gets a weekly update from me — showings booked, showings completed, agent feedback, online traffic to HAR.com and the property website, comparable activity in the same ZIP, and a recommendation on price or marketing adjustments if the data calls for it. No surprises, no silence.

Phase Two: Once an Offer Is Accepted

The Texas Contract Timeline, Step by Step

The effective date starts some contract deadlines; others depend on the closing date or receipt of a document. Appraisal, inspections, financing, and title work may overlap. I track the dates and notice requirements from the signed contract and addenda on a shared timeline with the seller.

  1. 01

    Offer Accepted & Contract Executed

I negotiate the offer price, option fee, option period length, earnest money amount, closing date, and any concessions, then provide the completed contract to the parties. The effective date depends on final acceptance being communicated after the agreement is signed, not simply the last signature date. We confirm it before calculating deadlines.

  2. 02

Option Fee & Earnest Money Delivered to Escrow

Under the current TREC resale contract, the buyer delivers both the option fee and earnest money to the named escrow agent within three days after the effective date, subject to the contract’s stated final-day extensions. Late earnest money and a late option fee have different consequences: the former can give the seller a notice-based termination right before delivery; the latter removes the buyer’s unrestricted option right. I confirm receipt and review any delay promptly.

Texas Option Period & Buyer Inspections

The buyer and seller agree to the option period in the contract. Inspections should be scheduled promptly so the buyer can review findings and discuss repairs before that deadline. Under the current TREC resale contract, a valid option termination requires notice by 5 p.m. in the property’s local time on the agreed final day. A repair request does not extend the period.

    Third-Party Appraisal

For a financed purchase, the buyer’s lender coordinates any required appraisal; its schedule may overlap inspections and the option period. If value is below the contract price, we review the financing terms and any appraisal-related addenda before discussing a price change, additional buyer cash, or another available contract option.

    Financing Contingency Period

The buyer’s lender processes the loan and reviews both the buyer and the property. The Third Party Financing Addendum separates buyer approval from property approval, with different requirements and deadlines. A negotiated buyer-approval period is not a promise of final loan approval. I coordinate updates with the lender and title company so the seller can plan around the actual file.

    Buyer’s Final Walk-Through

The buyer and the buyer’s agent arrange a final walkthrough before closing to review the home’s condition and any agreed repairs. The timing is coordinated with repair completion, closing, and the possession terms. The seller prepares keys, remotes, and access devices for delivery when possession is due under the contract or temporary lease.

Closing Day at the Houston Title Company

The title company coordinates signing, funding, and disbursement; those steps may not happen at the same time. We confirm when funds are available and when possession is due. Keys are delivered according to the contract and any temporary lease, rather than automatically when someone signs.

Houston Seller FAQ

Common Questions Houston Sellers Ask About the Timeline

What is the Texas option period?

Under the current TREC resale contract, buyer and seller can agree to a fee and a number of days for the buyer’s unrestricted termination right. The fee must be delivered to the named escrow agent on time, and a valid option termination requires timely notice. The written terms control; the period is not automatic or fixed at 7 to 10 days.

How long is the option period in Houston?

The buyer and seller negotiate the number of days in the contract. The available time should account for scheduling and reviewing the inspections needed for that home. I help the seller evaluate the proposed length and track the agreed deadline, including any written amendment.

What’s the difference between the option fee and earnest money?

Both amounts are delivered to the named escrow agent under the current TREC resale contract. The option fee pays for the agreed unrestricted termination right; earnest money is the purchase deposit. The option fee is credited toward the sales price at closing. Earnest money first covers any cash down payment, then the buyer’s expenses; any surplus is returned to the buyer. A valid, timely option termination provides for an earnest-money refund, but not an option-fee refund for that termination. Other contract provisions can have different consequences.

How long does it take to sell a house in Houston from listing to close?

I plan 7 to 10 days for pre-launch preparation, then the time to find and negotiate with a buyer depends on the home, price, and market. Once under contract, the agreed closing date and any written changes govern. Financing, title, repairs, and possession terms can affect the schedule; there is no fixed end-to-end deadline for every Houston sale.

Can a Houston seller back out during the option period?

The option period gives a qualifying termination right to the buyer, not a matching right to the seller. Seller termination and other remedies depend on the signed contract and the facts. Late earnest money is one possible basis, with notice requirements; it is not the only contract provision that may matter. A seller considering termination should have an attorney review the contract before acting.

Do I need to leave the house during showings?

Yes — sellers should always leave the home during scheduled showings. Buyers will not speak openly with their agent if the seller is present, and that openness is what produces offers. I cover the showing process — lead time, lockbox access through Supra®, the showing service that verifies every requesting agent, and weekly feedback — in detail before the home goes live on HAR.com.

What happens if the appraisal comes in low in Houston?

A low appraisal may affect the loan amount and cash needed to close. The parties can discuss price or cash adjustments, but available termination rights depend on the financing terms and any appraisal-related addenda or waivers. We review those documents and lender requirements before agreeing to a solution.

If the home is vacant during listing

Vacant Greater Houston listings typically extend the timeline by 2–4 weeks: average days-on-market runs 15–25% longer than occupied homes, virtual staging or quick-prep furniture adds setup time before photos, and HOA/MUD reports plus utilities (kept on for showings, inspections, and appraisal) need to stay current from list-date through closing. Insurance also tightens after 30–60 vacant days — verify the vacancy endorsement with your carrier before listing. Full playbook: vacant-home listing guide.
