Buyers and sellers get the same rule: a written sequence.
If you are selling
Every listing gets a 7- to 10-day pre-launch before HAR.com, professional photography, a property site, just-listed mailers, weekly written updates, and a plan through the Texas option period. The full sequence lives on the seller guide.
If you are buying
I represent you, not the listing agent and not the builder’s model-home rep. New construction, resale, relocation, and first purchase all get the same rule: we walk tax, MUD, flood, and HOA on the specific address before you offer.
Who I take on
Honest pricing, a written sequence, and someone who answers.
Good fit if you want a calendar and a net sheet before you commit. Not a fit if you want a “test the market” list price, a silent agent, or a trophy rank with no process. I cover Greater Houston. I do not pretend to be a single-neighborhood specialist.
