Those are list prices, so lot premium and whatever the design centre added are already inside them — a builder’s advertised base price will always sound lower than what you actually write a cheque for. What’s Standard
Coventry’s standard package sits in the mid-tier production range, but because their price span is so wide the base list genuinely differs between a Sundance Cove home in the $250s and a Chambers Creek home near $925,000. Do not carry an impression from one community to the next. Ask for the inclusions sheet for the specific community and the specific plan, in writing, on the first visit.
The Design Centre Reality
Coventry runs a design-studio process in the usual production-builder shape: a set of appointments where structural decisions come first and finish selections follow. The wider the plan range, the more the option list matters — and with a 1,443-to-6,238-square-foot spread, Coventry’s plan range is the widest here. Price the structural options before the finishes, because structural is where the irreversible money goes.
The Lot Premium Math
