Sellers ask me this more than almost anything else: “When should we list?” And unlike a lot of real estate questions, this one has actual data behind it — not vibes, not “spring is good,” but measured premiums by month and even by week.

The headline: late April is Houston’s sweet spot
Zillow’s Best Time to List analysis — published March 2026, based on 2025 sales across 35 metros — found that Houston sellers who listed in the last two weeks of April earned about 1.3% more, roughly $4,100 on a typical home. Dallas and San Antonio peaked in the same window; the national sweet spot ran later, in the last two weeks of May.
Why does Texas run early? Heat and the school calendar. As Zillow senior economist Kara Ng put it, buyers are eager to be settled before summer vacations and the new school year — and in Houston, serious house-hunting season starts before the weather makes touring miserable. A late-April listing catches families who need to close by June and be unpacked by August.
One more Zillow nugget worth knowing: Thursday is the best day of the week to list. A Thursday launch lands fresh in weekend search feeds — it’s the small, free edge we take on every listing.
Month by month: how the Houston market actually breathes
National data from ATTOM (an analysis of 47 million home sales from 2015–2024) ranks the months by seller premium, and Houston’s closed-sales rhythm from HAR MLS tells the same story locally:

Look at the spread in that HAR data for a second: Houston’s peak closing month runs roughly 70% above its January trough. Seasonality here is real. But notice the July nuance too — peak activity is not the same as peak leverage, because summer is also when you face the most competing inventory. The best premiums go to sellers who list just ahead of the crowd, not in the middle of it.
The hurricane-season asterisk
Hurricane season runs June 1 to November 30, and it’s a documented market factor, not a hypothetical. When Hurricane Beryl knocked out power to 2.2 million households in July 2024, HAR reported delayed closings that month — and sales still caught up the following month, exactly as HAR’s chair predicted at the time. The lesson isn’t “don’t sell in summer.” It’s: build a little schedule slack into a summer or fall sale, and make sure your flood story is documented and ready, because buyers will ask.

Three honest caveats from the listing side of the table:
- Your life beats the calendar. Job relocation, a growing family, an estate to settle — the right time to sell is when you need to sell. The calendar adjusts strategy; it doesn’t veto your life. If the timing truly is flexible, see sell vs. rent it out — sometimes the answer to “should I sell in October?” is “lease it until April.” My rental listing service covers that path.

- Condition compounds timing. The spring buyers paying premiums are paying them for homes that show well. February prep — staging, paint, the right repairs — is what makes an April listing earn its 1.3%.
The 2026 wrinkle: a balanced market rewards preparation
Per HAR MLS, April 2026 closed with 4.9 months of inventory and roughly 60 days on market — a balanced market by any definition, with buyers enjoying more selection than they’ve had in years. In that environment, the seasonal premium still exists, but it concentrates on the listings that earn it: priced on the comps, prepped properly, launched cleanly. If you have full flexibility: prep in February, list on a Thursday in the back half of April, and ride the pre-school-year demand. If you don’t have flexibility: price to the market, prepare the home properly, and sell whenever life says sell — the calendar is a tailwind or a headwind, never the engine.
