Nearly three in seven homes on the market here are asking less than they did the day they listed — 16,044 of them, median cut 4.6%. Nationally that runs closer to 36%. Houston sellers are adjusting faster than the country is. If you’re buying, list price is a starting point more often than it isn’t.

Eddie’s takeClosed sales look calm — 29 days on market, 97.7% of list, about where they were last week. Meanwhile 43% of the homes currently for sale have already cut their price. Those aren’t in conflict: the adjustment is happening before the sale, not in it. Sellers who reset to the market are closing at normal speed for normal money. The ones who haven’t are sitting in that 43%, waiting to.

The 30-yr fixed peaked at 6.85% the Thursday before and came down every session since, closing that night at 6.76% — a basis point below where it sat the previous Wednesday. At 6.76%, principal & interest on a $350,000 home with 10% down runs about $2,045/month.

The median Houston home sold for $345,000 in June — flat against last June, which was flat against the one before it. Two years, no movement. Then you break the average apart and the flat line disappears. Over a million: up 17%. Townhomes and condos: down 9%. The middle, where most of us live, is the only part that’s actually flat.

  • Houston Restaurant Weeks — Saturday 8/1 through 9/7, citywide. Thirty-eight days of prix-fixe menus (brunch & lunch $25, dinner $39 or $55) run as a fundraiser for the Houston Food Bank.
