Fort Bend and Katy improved this week — and the gap across Houston got smaller

Five straight weeks of rising price cuts, but this week the distance between Houston’s softest and firmest sub-markets narrowed instead of widening — 14.4 points down to 12.6.

16,905 homes on the market here are asking less than they did the day they listed — 45.4% of everything for sale, median cut 4.6%. That is 73 more than last week, and the fifth straight week the share has climbed.

For a month I have told you this market was splitting in two. This week it did the opposite: the softening spread out instead of digging in. Price against your own streets, not the metro average.

The 30-year sits at 6.74%, essentially flat for a third straight week. On a $350,000 home with 10% down, principal & interest runs about $2,041 a month. Rates are not what is moving right now — asking prices are, and that is where your room is this fall. FHA is at 6.32%.

Heads up: leased at $2,900/mo through March 2025, so expect landlord-grade finishes rather than owner upgrades. HOA $910/yr · taxes $9,118 (2025).

Started at $599,900 back in January and sat at $549,000 — an 8.5% reduction against a metro median cut of 4.6%, close to double the typical seller adjustment, on a 2022 build. Heads up: relisted four times since January; 209 days on the market in total, not the few days the newest MLS number suggests. It was also listed for lease at $3,250/mo. Tamarron MUD — taxes $14,374 (2.62% of price) plus $1,300/yr HOA.

Worth knowing. Buyers: compare the carrying costs on the three homes above, not just the prices. Taxes plus HOA run $742 a month in Spring Creek Forest, $836 in Eldridge Lake, and $1,306 in Tamarron — and none of that touches your mortgage. The Katy home costs $564 a month more to hold than the Spring home before either of you makes a payment, and almost all of that gap is the MUD district. That is $6,768 a year. Sellers: 63% of Houston homes sold below asking these last 90 days. The ones clearing at full price started at the right number.
